The Location
MonteLago Location Few corners of the world are as untouched and lush as Lake Keowee. Within a radius of 75 miles, a million acres of forest are protected by state and federal statutes. The lake is located near Seneca, a small town in the northwest corner of South Carolina. It is often referred to as the Golden Corner area. Lake Keowee is located just 45 miles from Greenville, SC, the state's largest city and just 1.5 hours from Atlanta, GA. Shopping and hospital care are within 10 minutes of the community. The lake is fed from nearby mountain streams of pure blue water.

The Site
Architecturally planned to take advantage of the location, all of MonteLago's units have prime views of the lake and surrounding mountains.


Design Principles

  • Use of underground tanks to filter stormwater runoff prior to discharge into lake.
  • Use of silt holding tanks and double silt fencing during construction to eliminate contamination of lake.
  • Underground parking for each building eliminates the need for large expanses of asphalt and associated stormwater runoff/erosion. This also minimizes the building and development footprint to maximize the existing green space and trees on site.
  • Use of existing sewer system capacity by running of new sewer lines will eliminate the need for septic systems on site. Elimination of septic systems minimizes potential wastewater contamination of the lake.
  • Investigation of the use of recycled "gray water" to minimize water consumption and subsequent waste water discharge.
